The Colonial, Two Story Style Home
The Colonial style home includes the popular Cape Cod, the Victorian and any home constructed in two stories with or without a basement.
Approximately 60% of homes sold in Stafford County in 2005 are the Colonial two story home. Ramblers, Ranch, Split Foyer and Split Level
make up the remaining 40% of homes sold in 2005. Real estate in Northern Virginia is a vibrant, fast moving market and the cost of construction
for new homes has risen to a level where cost containment is critical to the profitability of home builders. Colonials are less expensive to build.
Further, land costs have escalated dramatically which has led to smaller lot sizes, further increasing the appeal of the Colonial two story home.
The Cape Cod style homes in Stafford County are found throughout and include some luxury homes. Any home with a front slope to the roof and a main level bedroom and full bath is considered a cape cod. Many, if not most Cape Cod homes also have finished upper levels.

The Rambler, Ranch Style Home
These homes are very popular on larger lots and are found abundantly in Stafford County real estate. Since the Rambler or Ranch Home
requires a larger lot than the Colonial or Cape Cod, they will usually be found in areas with older homes. The rising cost of land in the past
20 years means that more builders offer the two story or Colonial home style on smaller lots. This makes more affordable homes available
for home buyers in Stafford. However, there are many wonderful Ramblers in established communities throughout Stafford County real estate.
Ranch or Rambler style homes in Stafford are mostly 20-35 years old and about half of them are built on basement foundation. Most of the basements have been finished to provide for more living space. Ramblers are especially popular with home owners who wish to live in a home with minimum steps.

Representing approximately 5% of the homes in Stafford County, these homes offer excellent value for the first time home owner or folks
looking for a small home at a reasonable price. While split Level homes have not been built often in the last 20 years, the Split Foyer is
popular with builders in Stafford because it is extremely cost effective to build.
Most Split Foyer homes have 3 bedrooms and 2 full baths on the main or living area and if the lower level is finished for living space can offer a lot of living space for the lower cost of construction. Split Level homes are found in 3-4 or 5 levels with basements and sub-basements finished or unfinished to offer a lot of useful living space.
